Step 1: Discover Your Ideal Home
Your journey begins with finding a house that suits your preferences. Wyse Properties makes it easy with an array of options available on our official website. Whether you're looking for a spacious four-bedroom apartment, a cozy one-bedroom unit, or anything in between, you'll find choices that match your needs. Plus, all our properties are conveniently located near UB North Campus, with the farthest one just a short fifteen-minute drive away.
Step 2: Schedule a Viewing
Once you've identified a property that catches your eye, it's time to schedule a viewing. Give us a call during our office hours from 8:30 am to 4:30 pm to set up an appointment. Be sure to plan ahead by calling at least twenty-four hours in advance, as we need to coordinate with our current tenants to ensure a smooth viewing experience.
Step 3: Apply Online
If the property meets your expectations and you're ready to take the next step, visit our official website and navigate to the 'Vacancies' section, indicated by the blue bar. There, you'll find the property you're interested in. Simply click on 'Apply Now' to begin the application process. Please note that there is a non-refundable $20 application fee, which covers the cost of background checks, ensuring a smooth rental process. Don't worry if you lack a U.S. address or job proof as an international student – you can enter '123456789' in these fields, and we'll assist you. International students do not require a co-signer; you only need to submit proof of your study funds, such as bank statements, along with your passport's first page and I-20 to confirm your student status.
Step 4: Lease Approval
Once you've completed the application, our team will review it. If you pass our evaluation, we'll send you the lease via email within 24 hours. Be sure to check your inbox promptly and sign the lease within 48 hours to secure the property. Failure to do so may result in the property being offered to another applicant. After signing the lease, we'll provide you with an account activation code, allowing you an additional 48 hours to submit the deposit to finalize the rental agreement. Once the deposit is received, the property is guaranteed to be yours, ensuring a seamless transition to your new home.
Step 5: Move-In Day
With the deposit settled, you're on the home stretch. Just pay the first month's rent as specified in the lease, and you'll be ready to move in. Your keys will be waiting at your door lock, and you'll also find a move-in guide on your desk. Make sure to read it carefully and follow the instructions for a smooth transition into your new home.
