ONLINE APPLICATION AND PROOF OF INCOME
If the Applicant CANNOT prove income and does not meet the qualifying credit/income requirements below, the Applicant must have a Guarantor sign a Guaranty Agreement.
Tenant application WITHOUT Guarantor:
Each person over the age of 18 who will live in the unit needs to complete an online application and pay the application fee. Apply through the listing of your choice from our availability page here. Please be sure to include all vehicle information.
Proof of Income: EITHER 1 OR 2
1.You can attach 3 months of recent and consecutive pay stubs showing three times the monthly rent as income and complete an employment verification (see form below). Tenant must have held that employment for at least one (1) year prior to the Rental Application Date.
OR
2. You can provide proof of income by attaching 3 months of recent and consecutive financial statements (e.g., bank statements, social security documents, etc.) showing three times the monthly rent as income responsibility.
Tenant application WITH Guarantor:
Each guarantor and all persons over the age of 18 who will live in the unit need to complete an online application. Either the future tenant OR the guarantor needs to pay the application fee, not both. Apply through the listing of your choice from our availability page here. Please be sure to include all tenant vehicle information.
Proof of Income WITH Guarantor:
Your guarantor needs to complete a Guaranty of Payment form in front of a Notary, then mail in the hard copy. The PDF version of the Guaranty of Payment form is below. The Guarantor must meet the above proof of income and credit history requirements. Please see the Guaranty of Payment form at the bottom of this page.
LANDLORD VERIFICATION
Please complete the top portion only of our Landlord Verification form (see below). The information should be from your most recent rental.
A W9 or W8BEN Form
This form is required by the bank to create a custodial account for your security deposit. Only one Tenant on the Lease will need to complete this form, which is attached at the bottom of this page.
Identification Requirements
Applicants and Guarantors must present a valid government-issued photo identification card and a valid Social Security number after being approved for the unit. Applicants and Guarantors who are citizens of another country must provide the following:
A passport
The document that entitles the Applicant to be in the United States through the term of the lease, such as a visa, work authorization, or an I-20 verifying student status and proof of enrollment.
Identification is not required on the rental application but must be provided prior to lease signing.
LEASE SIGNING
Once our office has received and approved all application paperwork, an online lease agreement will be sent to the authorized signers via email. You’re welcome to call, text, or email us with any questions or make an appointment to come in and we’ll go over your lease with you in person.
After the lease has been signed by all parties, the security deposit is due. You may pay online or in person. Units are not reserved without a signed lease agreement and a paid-in-full security deposit.
MOVE-IN APPOINTMENT
You’ll need to schedule a move-in appointment with the Leasing Office at 716-688-2526 in advance. All paperwork, W9 or W8BEN (for your security deposit account), proof of liability coverage, security deposit, first month’s rent, and any prorated rent will need to be submitted by all parties on the lease before scheduling your appointment (only one appointment per unit, not per person). You will not be able to move in on the first day of your lease without a scheduled appointment with the Leasing Office.

To sign a new lease which will start after your current lease ends, please contact us as soon as possible & we’ll send you a new lease to sign online. Once the lease has been signed by all parties the unit is secured, failure to complete a new lease by the deadline may result in the loss of the unit.
Need to swap a roommate? Have your new roommate complete the application process to update your lease.
Staying in your home, but need a to exchange a roommate? Please have the new roommate complete all of the new resident application paperwork.
Once the leasing office has received, processed, & approved the application paperwork we’ll send a lease out for signature online. All parties will need to sign, a portion of the security deposit for the new roommate will need to be paid & then the unit will be secured.
Looking to move to a new unit while staying with us? We’ve got you covered!
Staying with our company but want to transfer to a new unit? We can transfer you after your current lease ends! Depending on your desired new unit there may be a gap in your lease dates, contacting us with specifics as soon as possible is the best way to avoid a gap if necessary. You’ll need to inform us of any changes to your application information & submit new proof of income or a new guaranty of payment form.
Half of your current security deposit will be transferred towards the security deposit due for the new unit, you’ll need to sign a lease & pay the remaining balance due in order to secure the unit.

Moving In With Us?
Schedule your move-in time through the office after ensuring that you’ve completed all necessary paperwork and payments.
Call National Grid at 1-800-642-4272 to set up electric service in your name to start on the first day of your lease or sooner if you are moving in before your original start date, or there will be a fee. Readings will be taken upon move-in.

Verify that you are forwarding your mail to the correct new address and write your name on a piece of paper secured inside your mailbox so that only your mail will be delivered to you.
Pick up your modem from the walk-in center for internet service.
Please remember that there is no smoking and no unauthorized pets at any of our complexes.

Moving Out?
Schedule your move-out inspection through the office after ensuring that you’ve completely removed all personal items from your unit, it’s clean, and no garbage is left behind.
Call National Grid at 1-800-642-4272 to cancel electric service in your name as of the last day of your lease.
Call National Fuel at 716-686-6123 to cancel gas service in your name as of the last day of your lease.
Verify that you are forwarding your mail to your new address and that you have emailed the new address to our office for your security deposit return at info@wyseproperties.com.
Return your modem to the walk-in center to avoid an administrative fee, which will be charged if it is left behind in your unit after move-out.

Schedule showings via ShowMojo with staff accompaniment and set timing.
We use ShowMojo to allow interested future residents to schedule showings of units that will be available once we know that a current resident is not re-leasing.
All showings will take place accompanied by a staff member within 45mins of the scheduled start time or they will be cancelled. Residents are notified of any same-day cancellations via email. Any appointments cancelled the day before or sooner will not appear on the morning reminder email, which is sent around 8am ea. morning that there are showings scheduled.
Residents are notified of any scheduled showings 24-hrs in advance via email, they generally take place M-F 10am - 6pm [whenever possible] & last approximately 15-30mins.
Interested future residents are given instructions to wait for our staff members in the parking lot or our leasing office. Current residents do not need to let future residents into a unit & do not need to be present for the showing, we’ll be sure to lock-up once done.
As a reminder, units kept in good condition tend to show the best & rent quickly. Once leasing procedures have been completed on a unit, it's no longer necessary to show it.
